If your Ghost Controls gate operator has quit mid-swing or grinds without moving, you’re likely looking at a motor replacement, not a full system rebuild. We keep Ghost Controls-compatible replacement motors and the surrounding hardware on our trucks, and most Houston jobs run between $450 and $900 installed, with same-day service available when we’re already in your part of town. The calls we get usually start the same way: the gate worked fine for years, then one morning it hums, clicks, or just sits there while the keypad beeps.
What most homeowners don’t realize is that a Ghost Controls motor rarely dies without warning. The operator gives you two or three weeks of smaller failures first: slower travel, a pause mid-cycle, a gate that reverses for no reason. By the time it stops entirely, the motor windings have usually been cooking in Houston heat for a while, or the capacitor has given up. Either way, you’re not replacing a gate. You’re replacing the part that moves it.
Which Ghost Controls Models This Applies To
Ghost Controls builds three main operator families, and the replacement motor spec depends on which one sits on your property. The AXDP and AXD series are the dual and single swing arm operators you’ll see on residential driveway gates in neighborhoods like Meyerland, Bellaire, and Kingwood. The TSS1 and TDS1 series are the slide gate operators, more common on acreage lots and commercial yards. The R series covers the newer residential swing units. Each family uses a different motor assembly, and the mounting pattern doesn’t transfer between them.
Here’s the compatibility gotcha most people learn the hard way: ghost Controls changed motor housing dimensions on the AXD line around 2019. A motor listed as “AXD-compatible” may not clear the arm linkage on a pre-2019 unit without a shim plate. When you call us, we’ll ask you to read the label on the side of the operator body. It’s a four-digit date code above the serial number. That code matters more than the model name. For a Houston install, we also prefer sealed-bearing aftermarket motors over the original spec on older units, because the humidity here kills open bearings faster than any other single factor.
We are an independent service provider, not affiliated with Ghost Controls. We stock OEM and quality aftermarket parts, and we’ll tell you which one makes sense for your unit and your budget.

Signs Your Ghost Controls Gate Motor Replacement Is Failing
- The gate hums but won’t move. This is usually a failed start capacitor, not the motor itself. Sometimes it’s the beginning of the end for the motor, and sometimes a capacitor swap buys you another two years. We test before we quote a motor.
- Travel speed drops noticeably, then the gate reverses mid-cycle. This is resistance building up: worn motor bushings, a binding hinge, or a gearbox running dry. The motor works harder, draws more current, and the control board reads that spike as an obstruction and reverses. Houston humidity accelerates every version of this.
- The gate stops at random points along the arc. The limit switch inside the operator is either dirty or failing. On Ghost Controls units, the limit assembly is tied to the motor’s rotation count, and when it starts missing counts, the gate thinks it’s already reached the closed position.
- You smell something sharp or hot near the operator after a cycle. That’s winding insulation breaking down. The motor is done, and running it more risks the control board. Cut power at the breaker and leave it off until we arrive.
- The gate works, then doesn’t, then works again the next day. Intermittent operation usually means a thermal overload inside the motor is tripping. Houston sun on the operator housing pushes the internal temperature over the threshold. It’s the most common “it fixed itself” story we hear, and the motor always quits for good within a month.

AfterReplacement Cost & What’s Included
In Houston, a Ghost Controls gate motor replacement with the part and labor included typically lands between $450 and $900. The spread depends on three things: which Ghost Controls series you have, whether we’re replacing just the motor or the motor-and-capacitor pair, and whether the arm linkage needs adjustment or replacement while we’re in there. Slide gate motors run toward the higher end of the range because the units are heavier and take longer to align.
Every quote we give is written before any work starts, and that number doesn’t move at the door. The replacement includes the motor or motor assembly, a new capacitor when applicable, re-setting the limit switches, testing the full open/close cycle, and cleanup of the operator housing. We back it with a written guarantee on the repair for a full year, 365 days. If the repair fails inside that window, the second visit is free. No charge, no argument. That’s the Garrison Standard, and it applies to every job we do in Houston. You’ll see the price, the scope, and the guarantee in writing before we turn a single screw.
DIY or Call Us?
You can safely check a few things before you call. Confirm the breaker isn’t tripped. Look at the operator housing for ants or dirt dobber nests blocking the arm linkage. Listen for the hum versus a click. That information helps us diagnose faster when you call. What you shouldn’t do is open the operator housing and start metering wires, especially if the unit is still on its circuit. Ghost Controls operators run on 12V or 24V DC, but the transformer feeding them is line voltage, and a wrong move across the wrong terminal is a real shock hazard. The arm linkage on a swing operator is also under spring tension in some configurations, and it can bite.
If the diagnosis points to the motor, that’s when we’d rather handle it. We carry the hardware to test and swap on the first visit, and Lonnie Burke, our owner, has been repairing and installing gates across Houston for well over a decade, from residential slide gates in Meyerland to commercial swing systems along the ship channel corridor. As he puts it: “If I can’t tell you exactly what’s wrong before I order a part, I shouldn’t be charging you for the part.” That’s the rule on every job. If you want to talk through the symptoms before we roll a truck, call (361) 320-7104. A live person answers, day or night.
FAQs
A Ghost Controls gate motor in Houston typically lasts 6 to 10 years, with motors on unshaded south-facing gates trending toward the lower end of that range because the operator housing bakes in direct sun for four to five months a year. Humidity inside the housing shortens bearing life, and frequent cycling wears the limit switch assembly faster than average. If your motor is past year 8 and showing symptoms, replacement is usually the smarter spend than a second repair.
In most cases no, and when it can, it’s rarely worth it. We’ve rebuilt motors on older commercial units where the replacement part is discontinued, but for residential Ghost Controls operators, the cost of a replacement motor assembly is close enough to a rebuild, and a new motor carries our full one-year written guarantee. What we do commonly repair instead of replace is the capacitor and the limit switch, both of which cost less than the motor. We test before we quote. Call (361) 320-7104 and we’ll walk you through what we’re seeing.
Most Ghost Controls motor replacements take 60 to 90 minutes on site. Slide gate operators run a little longer because the chain or rack alignment has to be checked after the swap. If the arm linkage also needs attention, add another 30 minutes. We carry the common Ghost Controls motors, capacitors, and limit assemblies on the truck, so the part is on hand when the diagnosis confirms it.
We stock Ghost Controls-compatible replacement motors for the AXD, TSS1, and R series on our trucks, along with the capacitors and limit switches that commonly fail alongside them. We also carry parts for LiftMaster, Mighty Mule, and DoorKing systems when the job calls for a cross-check. If your unit is a less common configuration, we can usually source the part same-day from our Houston suppliers, but we’ll tell you that before we schedule so you’re not waiting on a surprise.
If your Ghost Controls gate motor is failing or already dead, call Carver Gate Repair Houston at (361) 320-7104.
