A FAAC gate motor replacement in Houston typically runs $850 to $1,900 installed, depending on your model and whether we’re swapping just the operator or the full arm assembly plus control board. We stock FAAC-compatible motors and arm kits on the truck, so most replacements happen same-day once we confirm the model. You’ll usually know the motor has failed before we even arrive: the gate stops mid-travel, the motor hums but nothing moves, or the system trips its breaker repeatedly. In Houston, the failure often shows up after a hard storm cycle or a long stretch of humidity working on already-worn capacitors and limit switches.
Which FAAC Models This Applies To
FAAC has been making swing and slide gate operators for decades, and the lineup in Houston yards is broad. The most common residential units we replace motors on are the 400, 402, 412, 415, 750, 760, and the S450H slide operator. Commercial and estate properties along Buffalo Bayou and out toward Memorial often run the 770, 844, or the newer S800H. The motor itself is rarely a universal part across all of these. FAAC engineers different motor assemblies by operator series, and in some cases by voltage: a 415 24V hydraulic motor is not a drop-in for a 412 115V unit.
The fastest way to identify what you have is to open the operator cover and photograph the silver data plate. It lists the model, voltage, and date code. If the plate is faded or painted over, measure the gearbox flange bolt spacing and the motor shaft diameter. We match those measurements against FAAC’s series-specific motor charts. That prevents the classic Houston mistake: ordering a motor by “FAAC swing gate motor” on a parts site, then discovering the shaft is 3mm too short for the gearbox.
On the OEM-versus-aftermarket question: for FAAC, we recommend OEM motors for most residential units. The aftermarket options for 400-series and 750-series motors exist, and some are decent, but the tolerance on the shaft-to-gearbox fit leaves little room for error. We stock both, and we’ll tell you straight if an aftermarket unit makes sense for an older gate where the overall system is nearing the end of its life anyway. Carver Gate Repair Houston is an independent service provider; we are not affiliated with FAAC, but we have been matching and installing their motors across Houston for over a decade.

Signs Your FAAC Gate Motor Replacement Is Failing
- Gate moves slower than it used to, especially in the last two feet of travel. This usually points to a motor winding losing torque, often accelerated by Houston humidity working into the motor housing through a dried-out gasket.
- Motor hums but the gate doesn’t move. The capacitor has failed or the motor’s starting circuit is shot. If the hum is loud and the motor housing feels hot to the touch, the motor itself may be seized.
- Circuit breaker trips on the dedicated gate circuit. A motor drawing excessive amperage is either fighting a mechanical bind in the gearbox or the windings are breaking down. We see this a lot after lightning strikes near properties in Katy and Cypress.
- Gate works intermittently, then stops entirely. Thermal overload inside the motor housing can cause this. The motor overheats, shuts down, cools, and works again briefly. Over time, those shutdowns get longer and the run times get shorter.
- Grinding or growling noise from the operator area. That noise is often the gearbox, not the motor, but the two work as a unit. A motor with a worn bearing can chew up a perfectly good gearbox in months.

AfterReplacement Cost & What’s Included
In Houston, you can expect the following installed ranges for FAAC gate motor replacement:
- FAAC 400-series motor replacement: $850 to $1,250 installed
- FAAC 750-series motor replacement: $950 to $1,400 installed
- FAAC S450H or S800H motor replacement: $1,200 to $1,900 installed
- Full operator replacement (motor, control board, and arm assembly): $1,600 to $2,800 installed
The spread depends on access, whether the gate post has settled and thrown off the operator alignment, and whether the control board can be reused. We always write the price down before we touch a bolt: parts cost, labor cost, and a line item for disposal of the old motor. That number doesn’t move at the door. The guarantee covers the new motor and our labor for a full year from the date of service, and if the repair fails inside that year, we come back and make it right at no charge. We’ve been operating that way since 2008, and it’s the same standard on every job in Houston.
DIY or Call Us?
There’s a safe middle ground here. You can check the data plate, confirm whether the breaker is tripped, and look for obvious signs like a swollen capacitor or a burnt wiring connector. You should not attempt to remove a FAAC motor from its gearbox without the right puller and a way to support the gate. Swing gates carry a lot of stored energy, and a gate that’s mid-travel with the operator disconnected can swing hard in a Houston wind gust. The same goes for slide gates: if the chain or rack is still tensioned, removing the motor under load is a fast way to lose fingers. This is one of the few residential components we don’t recommend a homeowner take on without training. If you want to check the diagnostic codes on the board and read us the model number over the phone, that’s free and it helps. Call (361) 320-7104 and we’ll walk you through what’s safe to inspect before we dispatch a technician.
FAQs
A properly installed FAAC motor in Houston lasts 8 to 12 years on average, but that assumes the operator has been kept clean, the gearbox oil level was maintained, and the gate itself was balanced. Houston’s humidity and salt air near places like Seabrook and La Porte shorten motor life. We see FAAC motors fail at 6 or 7 years in those areas when the housing seal has been compromised. Call (361) 320-7104 if you’re not sure whether your motor is worth saving; we’ll tell you honestly.
Sometimes, but not often. Worn brushes, failed capacitors, and burnt start windings can be repaired in some FAAC models, particularly the commercial 700 and 800 series where the motor is built to be serviced. On the residential 400-series motors, the motor is sealed, and opening it usually means the repair won’t hold. If a rebuild is practical and cheaper for you, we’ll tell you that before we quote a replacement. The price is always written before the work starts.
Most FAAC motor replacements take 2 to 4 hours on site. That includes removing the old motor, installing the new one, re-setting the limit switches, testing the full travel cycle, and making sure the force settings are calibrated correctly. If the control board also needs replacement, add an hour. We carry the common FAAC motors, boards, and arm assemblies on the truck, so a single visit handles most jobs in Houston.
We stock FAAC-compatible motors for the 400, 412, 415, 750, and S450H series on our service vehicles in Houston. For less common models like the 770 or 844, we can usually have the motor in hand within one to two business days through our local supply network. We also carry parts for LiftMaster, Mighty Mule, and Ghost Controls systems, so if your property has multiple gates from different manufacturers, one call handles all of them. Phone (361) 320-7104 and we’ll confirm availability before we head your way.
