FAAC gate installation in Houston typically runs $2,800 to $9,500 depending on the gate style, operator model, and whether we’re running new power or tying into existing conduit. Most installations take one to three days on site, and we quote a written price before any material gets ordered, so the number is fixed before a single post hole is dug. If you own a FAAC operator and need it installed on a new gate or retrofitted to an existing one, this page covers what we see in Houston, what it costs, and how we work.
We’re an independent FAAC service provider, not a factory-authorized dealer. That means we can install what makes sense for your property without a sales quota hanging over the job. Call (361) 320-7104 and a live person answers. Lonnie Burke owns Carver Gate Repair Houston, and he’s been installing and repairing FAAC equipment across the city for well over a decade.
How FAAC Products Fail – and How We Fix Them
FAAC builds solid operators, but every brand has its weak points, and Houston has its own way of finding them. Here’s what we actually see on FAAC jobs in this city:
- E024 and C720 swing operators losing limit switch calibration. The magnetic limit switches on FAAC’s swing arms are reliable in dry climates, but Houston’s humidity works into the housing and causes intermittent signal drop. The gate stops mid-travel or creeps past its stop point. We replace the limit switch assembly and seal the housing, then run the operator through a full travel cycle to confirm it stops clean at both ends.
- Hydraulic pump failures on the older 400 series. The FAAC 400 and 402 hydraulic operators were workhorses, but the pump seals harden with age and Houston heat makes it worse. You’ll hear the motor run but the gate barely moves. On these units we usually recommend a full operator replacement rather than a pump rebuild, because by the time the pump goes, the internal valving is usually worn too. The newer 770 series swing operators are what we install in their place.
- Control board damage from electrical surges after storms. FAAC 455D boards don’t tolerate voltage spikes well, and Houston’s thunderstorm season delivers plenty. A board that got hit will show locked-out function or phantom openings. We install surge suppression on every FAAC installation we do now, because the $80 suppressor is a lot cheaper than a second board at $400 to $600. If you already have a FAAC board that failed, we test it before ordering a replacement, so you’re not paying for parts on a guess.
- S841 slide gate operators binding on Houston’s expansive clay soil. The ground here moves. Piers settle, concrete shifts, and a slide gate that ran smooth last year now drags on the track. The S841 is a strong operator, but when the gate binds, the motor draws high current and the board trips thermal overload. We don’t just reset it, we look at the track alignment and the gate weight, because if the gate is binding, replacing the operator won’t fix the root cause. Sometimes the fix is track work, sometimes it’s adjusting the gate trucks, sometimes the operator does need replacement, but we diagnose the actual cause first.
- Photocell misalignment from Houston’s heat expansion. FAAC safety edges and photocells are precise components, and metal gates expand measurably in Houston’s summer sun. A photocell that was aligned at 7 a.m. can be out of line by 3 p.m. when the gate has grown an eighth of an inch from heat. We mount FAAC photocells with the right bracket spacing for Houston conditions and test them at the hottest part of the day, because that’s when they’re going to misread if they’re going to misread.

Our FAAC Gate Installation Process
- 1
Call and describe your setup. When you call (361) 320-7104, a live person takes down what you have, what kind of gate, and what the operator is doing or not doing. We schedule a visit that day or the next, with an actual arrival window.
- 2
On-site diagnosis. We test the operator under load, check the gate’s weight and balance, inspect the mounting points, and look at the existing power run. If it’s a new install, we measure, check for underground utilities, and confirm what conduit and wire gauge will be needed.
- 3
Written quote with parts specified. We give you a written price before any work starts. The quote states whether we’re using FAAC OEM parts or a quality aftermarket match, what the part numbers are, and what the labor covers. The number doesn’t move at the door.
- 4
Installation or repair. We do the work on the scheduled day. That includes the mechanical mounting, wiring, limit switch setting, photocell alignment, and safety edge installation. We don’t leave wire nuts exposed to Houston weather, and we don’t leave a gate that auto-closes on a child’s bicycle because the safety loop wasn’t tested.
- 5
Full test cycle and walkthrough. Before we leave, we run the gate through full open and close cycles, test every safety device, and walk you through the controls. You’ll know how to operate the gate manually if the power goes out, and what the indicator lights mean.
- 6
Written guarantee. Every FAAC installation and repair gets our written guarantee, good for a full year from the date of service. If something fails inside that year, we come back and make it right, no charge, no argument.

AfterWhat FAAC Gate Installation Costs in Houston
Here’s what FAAC gate work actually costs in the Houston market, based on jobs we’ve done across the city from Meyerland to Kingwood to Katy:
- New FAAC swing operator installed on existing gate: $2,800 to $4,200, including the operator, mounting hardware, wire, and labor.
- New FAAC slide operator installed on existing slide gate: $3,500 to $5,800, depending on the operator model and whether new conduit is required.
- Full driveway gate installation including a new steel or aluminum gate: $6,000 to $12,000+, with the gate material, operator, power run, and safety devices all in one price.
- FAAC control board replacement: $450 to $800, parts and labor, depending on the board model and whether we add surge protection.
- Limit switch repair or replacement on FAAC swing operator: $250 to $400, and we seal the housing so Houston humidity stays out.
What moves the price: the gate’s size and weight, whether the existing power run can be reused, how far the operator is from the electrical panel, and whether we need to add safety devices that were never installed in the first place. Every quote is written and agreed before the first tool comes out. Estimates are free, and the price doesn’t change after we start.
Why Houston Homeowners Call Carver Gate Repair Houston for FAAC Work
We work on FAAC gear every week, and we work on the other brands too, LiftMaster, Mighty Mule, Ghost Controls, DoorKing, because most Houston properties have whatever came with the house, and we want the right fix matched to the system already installed. The Garrison Standard means every technician who shows up at your door is background-checked and in uniform. The phone gets answered by a person at 2 a.m. on a Sunday if that’s when your gate quits. Our written guarantee covers a full year on every repair we do, and if the fix fails inside that window, the second visit is free. Lonnie Burke’s rule on parts is simple: if we can’t tell you exactly what’s wrong before we order a part, we shouldn’t be charging you for the part. That’s how we run every FAAC job, whether it’s a new slide operator in Clear Lake or a swing gate retrofit in the Heights.
FAQs
Yes. We install FAAC operators on new gates, existing gates from other manufacturers, and retrofit jobs where the old operator failed and the gate itself is still solid. We’re an independent service provider, so the gate brand doesn’t have to match the operator brand.
FAAC’s manufacturer warranty covers the operator itself. If you bought the operator from a supplier, the warranty applies to the product. What we guarantee is our workmanship, in writing, for a full year. If we install it and something in the installation fails, we fix it at no charge.
Most single-operator installations take one full day on site. A full driveway gate with a new gate panel, operator, power run, and safety devices usually takes two to three days. We’ll give you a schedule before we start and we stick to it.
If the operator is a 400 series hydraulic unit with a failing pump, replacement usually makes more financial sense than a rebuild. If it’s a newer 770 series swing or S841 slide operator with a bad limit switch or photocell, repair is typically the right call. We’ll tell you which one applies to your unit before you spend a dollar. Call (361) 320-7104 and we’ll give you a straight answer.
Yes. We handle the full electrical run, including conduit, wire, breaker tie-in, and surge protection. The power run is one of the most common failure points on Houston gate systems, especially after the summer storm season, so we build every run with that in mind.
