We stock and install Mighty Mule access control systems and replacement parts daily across Houston, with most access control installation jobs running between $450 and $1,600 depending on the keypad, card reader, or intercom model and whether we’re adding new conduit runs. We keep the most common Mighty Mule access components on our trucks, so many Houston calls are completed same day. Most owners call us after a keypad goes dark, a card reader stops reading, or the gate opens fine from inside but won’t respond from the street. The failure is usually not the gate operator itself. It’s the access device wired to it, and that distinction matters because it changes the repair cost considerably.
Which Mighty Mule Models This Applies To
Mighty Mule’s access control lineup covers three broad categories, and the wiring logic differs enough between them that matching the right replacement matters. The FM series gate openers (FM200, FM350, FM500) work with Mighty Mule’s own keypad and intercom modules, which communicate over low-voltage wire runs from the control board. The MM series (MM271, MM371, MM571) uses a similar open/close relay trigger. The newer Smart series and MyQ-compatible boards handle some access functions through the app, but a hardwired keypad still acts as a local trigger.
The practical issue we see in Houston: older FM-series boards lack the accessory power terminal that newer MM-series boards include. If you buy a Mighty Mule keypad online without checking your board revision, it may not power up even when wired correctly. Before ordering any part, look at your control board label. The model number is printed directly on the board, and it’s the only reliable identifier. A gate from 2012 and a gate from 2022 can look identical from the outside and take different access components.

Signs Your Mighty Mule Access Control Installation Is Failing
- Keypad lights up but does nothing when you enter the code: This is usually a failed relay on the keypad board, not an operator problem. The gate motor still works; it’s just not receiving the open signal.
- Gate opens on its own at random times: In Houston’s humidity, condensation builds inside unsealed keypad housings and creates phantom contact closures. We see this most often on gates near bayous or heavily shaded lots.
- Card reader beeps but won’t accept any card: The reader’s antenna can drift out of spec over time, especially when mounted on a metal post without a spacer. The cards are fine; the reader needs replacement or recalibration.
- Intercom audio is garbled or one-way: Moisture intrusion at the wiring connection point corrodes the low-voltage terminals. This is repairable sometimes, but only if the corrosion hasn’t reached the board itself.
- Nothing powers up at all after a storm: A nearby lightning strike or surge can take out the access device’s power supply even when the gate operator survives. We check the transformer before condemning the board.

AfterReplacement Cost & What’s Included
Here are the installed price ranges we quote in Houston for Mighty Mule-compatible access control work:
| Service | Typical Installed Price |
|---|---|
| Standalone keypad replacement (MM-KP3 or equivalent) | $280 – $450 |
| Card reader installation with exterior-rated housing | $400 – $650 |
| Intercom system with phone-line or app integration | $700 – $1,600 |
| Full access control package (keypad + reader + intercom) | $1,200 – $2,400 |
Every quote includes the part, the low-voltage wiring labor, programming, and testing at the gate. We write the price before any work starts, and the number does not move unless we find something genuinely outside the scope and show it to you first. The work is covered by our 365-Day Done Right Promise: if the installation fails within a year, we return and fix it at no charge.
DIY or Call Us?
Access control wiring is low voltage and doesn’t carry the same risk as a line-voltage electrical job, but it’s also easy to get wrong in ways that damage the operator board itself. A keypad wired to the wrong terminal can send voltage where the board doesn’t expect it, and then you’re replacing a $300 control board instead of a $40 keypad. If you’re comfortable with a multimeter and you’ve already identified your board model, swapping a like-for-like keypad is a reasonable Saturday project. If you’re uncertain about board revisions or wiring colors, that’s when we should come look. A service call costs less than a fried board. Lonnie Burke has been the one answering these Houston calls for over a decade, and his rule holds: if we can’t tell you exactly what’s wrong before ordering a part, we shouldn’t be charging you for the part.
FAQs
In Houston’s heat and humidity, we typically see 5 to 8 years from an outdoor keypad or card reader before the UV exposure and moisture start degrading the housing seals and board coatings. Systems mounted under an awning or with a weather shroud can go 10-plus years. The gate operator itself usually outlives the access device.
Sometimes. A corroded terminal block or a failed relay is repairable on many Mighty Mule keypads. A board with a fried microchip is not. We always evaluate repair before replacement, because a $45 soldering job beats a $350 new keypad any day. Call (361) 320-7104 and we’ll tell you which situation you have.
Most single-device replacements run 60 to 90 minutes from arrival to programming and test. A full access control package with new wire runs and multiple devices can take half a day. We give you a firm window before we dispatch, not after.
We stock the most common Mighty Mule keypads, readers, and intercom modules on our trucks, along with equivalent LiftMaster, Ghost Controls, and DoorKing parts. For uncommon Mighty Mule board revisions, we source the part same-week from our distributor and schedule the install once it’s in hand. Estimates are free; call (361) 320-7104.
