We repair and replace FAAC keypads and intercom systems across Houston, with most jobs completed same-day for $240 to $520 installed. That price includes the part, the labor to install and program it, and a written one-year guarantee on the entire repair. What usually tips a homeowner off is a keypad that works at the gate but not at the house, or a call button that rings dead when a delivery driver presses it.
Most FAAC keypad and intercom failures we see in Houston fall into three categories: water intrusion from humidity and storms, component wear from daily use, or a board that got fried by a power surge. The good news is these are repairable or replaceable in a single visit, and we stock the common FAAC-compatible parts on our trucks so we’re not ordering and rescheduling.
Which FAAC Models This Applies To
This covers the FAAC 404, 412, 415, 450, 770, and 844 operator lines, plus the FAAC XK series keypads and the FAAC door entry intercom panels commonly paired with them across Houston neighborhoods like Meyerland, West University, Kingwood, and Sugar Land. If you have a FAAC gate operator with a keypad or intercom attached, the failure points are usually the same regardless of the operator model.
Here’s the compatibility gotcha most owners run into: FAAC keypads are not universal across operators. The XK series works with the 400 and 770 operators, but the older DS series keypads use a different protocol that won’t communicate with newer boards. If your keypad has a part number starting with “DS” and your operator was installed before about 2010, you likely need a full replacement rather than a repair. Aftermarket keypads from brands like Doorking or Linear can be wired in, but we’ve found the programming time usually eats the parts savings, so we prefer FAAC-compatible units for a clean install.
Lonnie Burke, our owner, has a rule on this: “If I can’t tell you exactly what’s wrong before I order a part, I shouldn’t be charging you for the part.” We identify the failure on the first visit, not after a guess-and-check parts order.

Signs Your FAAC Keypad or Intercom Is Failing
- Keypad lights up but the gate won’t open: This is almost always a wiring issue between the keypad and the operator board, or a failed relay in the keypad itself. Houston humidity corrodes these connections fast in unsealed housings.
- Works at the gate, dead at the house intercom: The intercom wire run is the weak link. We see this constantly in Houston where soil movement and moisture compromise buried or exterior-run cable.
- Intermittent operation, worse after rain: Water is getting into the keypad or intercom housing. FAAC units are rated for outdoor use, but the gaskets dry out in Houston heat and then a hard rain gets inside.
- You have to press buttons hard or multiple times: The membrane or tactile switch contacts are worn. This is a usage-based failure, common on gates that see 30+ entries a day.
- Intercom rings but you can’t hear the caller, or they can’t hear you: The speaker or microphone circuit is degraded, or the audio board has failed. This is repairable on most FAAC panels without replacing the whole intercom.

AfterReplacement Cost & What’s Included
In Houston, expect $240 to $520 installed for a FAAC keypad or intercom repair or replacement. Here’s the breakdown of what drives that range:
- Keypad replacement: $240 to $380 installed, including the new unit and programming to your existing codes.
- Intercom panel repair: $180 to $340 if we can replace the audio board or amplifier in place.
- Full intercom replacement: $380 to $520 installed, including new exterior panel and interior handset if the existing unit is beyond repair.
- Wire run repair or replacement: $90 to $220, depending on access and run length.
Every one of these prices is written down before we start, and it doesn’t move after the work begins. The repair itself is covered by our 365-Day Done Right Promise in writing. If a repair fails inside a year, the second visit is free.
We’re an independent gate service company in Houston. We are not affiliated with FAAC, but we work on FAAC equipment daily and keep the right parts matched to the right operator.
DIY or Call Us?
What you can safely check: visual condition of the keypad or intercom housing, whether the wiring at the back of the keypad looks corroded, and whether the operator itself still works using the manual open button. If the manual button works but the keypad doesn’t, the problem is in the keypad or the keypad wiring, not the operator.
What you shouldn’t do: open the operator cabinet and start probing wires if you don’t know the voltage on each leg. FAAC operator boards run control voltage and mains voltage in the same housing. A wrong probe can fry the board and turn a $280 keypad repair into an $800 operator board replacement. This is one job where calling us first is cheaper than fixing a mistake after. Call (361) 320-7104 and we’ll walk you through what you’re seeing before we even schedule a visit.
FAQs
In Houston’s heat and humidity, expect 7 to 10 years from a quality keypad and 10 to 15 from an intercom panel, assuming it was installed with a properly sealed housing. We see failures earlier when the original install skipped the gasket or used unprotected wire nuts outdoors. Call (361) 320-7104 if you want a condition assessment before it strands a visitor at the gate.
Yes, if the failure is a wiring issue, a corroded terminal, or a stuck button, we repair in place. If the internal board or membrane is dead, replacement is the honest answer. We’ll tell you which one you have before any part is ordered, and the writing reflects that decision.
Most keypad replacements take 45 to 90 minutes including programming. An intercom panel replacement with a new exterior unit and interior handset runs 2 to 3 hours. Both are single-visit jobs in Houston, and the written quote you get before we start is the invoice you see after.
We stock FAAC XK series keypads, common FAAC intercom replacement boards, and upgrade keypads compatible with the 400, 412, 415, 450, 770, and 844 operator lines. We also stock LiftMaster, Mighty Mule, and Ghost Controls parts for mixed-brand properties. If we have what your system needs, the repair happens the same visit.
If your FAAC keypad or intercom is failing in Houston, call (361) 320-7104 for a free estimate. A live person answers, we schedule a real arrival window, and the price is in writing before the first tool comes out.
