We stock and install FAAC-compatible hinge and roller replacement parts across Houston, with most swaps running $240 to $510 installed depending on the gate’s weight and which hinge or roller position failed. We carry the common FAAC parts on our trucks, which means most single-family gate repairs happen same day. You’ll usually discover a bad hinge or roller because the gate starts dragging on the ground, binding mid-swing, or making a grinding sound every time it opens. Left alone, a worn hinge or roller puts extra strain on the operator motor, and that’s when a $300 part swap becomes an $1,800 motor replacement.
Which FAAC Models This Applies To
FAAC builds its swing and slide gate systems around a range of hinge and roller assemblies, and the exact part depends on the gate’s construction and weight. The most common FAAC residential swing gate models in Houston, the S418, S450H, and the older 750 series, use a top-hinge carriage assembly that wears differently than the bottom bearing block. Slide gates built on FAAC operators like the 740, 741, or 844 series ride on cantilever rollers or V-track wheels, and those wheels have a load rating stamped into the side of the hub. That number matters. A roller rated for 600 pounds will fail fast under an 800-pound wrought iron gate, and we see that mismatch all the time in older Houston neighborhoods like Timbergrove and Braeswood where gates were built heavy and then repaired with whatever part a previous tech had on the truck.
When we order a FAAC hinge or roller, we check three things: the model label on the operator (not the gate), the measured diameter of the existing roller wheel, and the gate’s actual weight with the panel loaded. FAAC changed roller hub specs between the 740 and 741 series, so a roller that “looks right” can be off by 3 millimeters and cause the gate to shimmy or wear the V-track unevenly. Our parts supplier stocks genuine FAAC and quality aftermarket equivalents, but we have learned over the years that FAAC’s own hinge bushings are worth the premium on heavy gates. The aftermarket brass bushings work fine on lighter residential gates, but on a 12-foot solid steel gate in River Oaks, the genuine FAAC part outlasts the copy by two seasons. That is a Houston-specific reality: our humidity and rain cycles do not forgive a marginal part.

Signs Your FAAC Hinge & Roller Replacement Is Failing
- The gate sags visibly toward the latch side. This means the top hinge bushing is wallowed out or the hinge pin has worn into an oval. The gate is no longer supported level, and every open cycle is levering weight against the operator arm.
- You hear a metallic shriek or grind when the gate swings. That’s metal-on-metal contact, usually a seized roller bearing on a slide gate or a dry hinge pin on a swing gate. Once the bearing seizes, the roller wheel stops rolling and starts grinding flat spots into itself.
- The gate shudders or jerks halfway through travel. A roller with a flat spot or a hinge bushing that binds will make the gate hesitate. The operator motor is fighting the resistance, and the jerking you see is the motor losing and regaining traction on the gear.
- The operator motor runs but the gate barely moves. On FAAC swing units, a collapsed lower hinge bearing puts all the gate weight on the worm gear inside the operator. The motor strains, the gear wears, and eventually the operator fails. This is the most expensive domino from a neglected hinge.
- The gate scrapes concrete or drags through the last foot of travel. Houston’s clay soil shifts with every wet-dry cycle, and gates that were perfectly set in April are dragging by October. A worn hinge lets the gate drop just enough to catch. If you can see a groove wearing into your driveway, the hinge has been failing for a while.

AfterReplacement Cost & What’s Included
For most FAAC residential gates in Houston, a single hinge or roller replacement lands between $240 and $510 installed. That number includes the part, the labor to safely support the gate panel while we swap the component, and the adjustment needed to get the gate sitting level and traveling clean again. Heavy custom gates or slide panels with multiple failed rollers push the job toward the top of that range, and if the operator mount needs to be reset to match a restored gate line, that’s a separate line item on the written quote.
Every replacement gets a written price before we touch the gate. Not a verbal ballpark, not a “we’ll see once we’re in there.” The number we hand you is the number on the invoice unless you add work yourself. And every FAAC hinge and roller repair we do carries our 365-Day Done Right Promise: if the part fails or the gate falls out of adjustment inside a full year, we come back and fix it at no charge. Lonnie Burke has been diagnosing FAAC systems in Houston for over a decade, and his rule is simple: if we can’t tell you exactly what’s wrong before we order a part, we shouldn’t be charging you for it.
DIY or Call Us?
Here’s our honest read. You can safely inspect your FAAC hinges and rollers yourself. A flashlight, five minutes, and a look at whether the hinge pin is centered in its bushing or sitting cocked to one side will tell you a lot. You can also check roller wheels for flat spots and spin them by hand to feel for grit. That’s real information we can use on the phone to quote the job tighter.
What we don’t recommend is swapping the hinge or roller yourself on a powered FAAC gate. The gate panel has to be supported with a jack or blocking while the part comes out, and a 400-pound gate panel that slips can break a hand or a leg before you can move. There’s also the operator linkage to think through: remove a hinge the wrong way and the articulating arm can whip around under tension. If you’ve already got the part off and you’re mid-job, call us at (361) 320-7104. We’re happy to finish a job cleanly, and we’ll quote the labor honestly before we come.
FAQs
In Houston’s humidity, rain, and shifting clay soil, we typically see FAAC hinge bushings last 5 to 8 years on residential gates, and slide gate rollers last 3 to 6 years before the bearings start to go. Heavier gates, gates near salt air along Galveston Bay, and gates that see frequent cycles wear parts faster.
Sometimes a hinge pin can be re-bushed and re-shimmed to buy a few months, but on a powered FAAC gate, rebuilding a worn hinge is a temporary fix that costs almost as much in labor as replacing it. Rollers are not worth rebuilding, once a bearing is seized or the wheel has a flat spot, the part is done.
Most single hinge or roller replacements on a FAAC gate take 60 to 90 minutes on site. If multiple rollers failed or the operator needs to be re-set to match the repaired gate line, plan on a half-day.
We stock the most common FAAC replacement hinges and rollers on our trucks, and our Houston parts supplier keeps the rest within a day’s reach. We also keep parts for LiftMaster, Mighty Mule, and Ghost Controls systems on hand for homes with mixed-brand gates.
