We stock and install LiftMaster-compatible welded gate components across Houston, with most fabrication repairs running $340 to $1,400 depending on the part and the weld work involved. Same-day service is available when the failure is structural and the gate is stuck open or jammed. Most homeowners find us after a hinge tears off its post, a slide gate bracket snaps, or a weld on the drive rail cracks through and the gate starts dragging instead of rolling.
Lonnie Burke has seen the full range of Houston gate failures, from salt-air corrosion near Galveston Bay to soil shift in the Heights that torques a weld until it pops. The point to know up front: LiftMaster operators are solid, but the steel around them takes the real abuse, and that steel is where we spend most of our welding and fabrication hours.
Which LiftMaster Models This Applies To
Welding and fabrication work follows the gate itself, not the operator model. If your system runs a LiftMaster LA400, LA500, SL3000, CSL24V, or any of the RSW and CSW series swing and slide operators, the mounting plates, hinge brackets, drive rails, and chain brackets are all candidates for weld repair or replacement. The operator bolts to fabricated steel, and that steel fails long before the motor does.
Identifying the right part usually comes down to two things: the operator model printed on the control board cover, and the physical measurement of the broken bracket or rail section. A slide gate drive rail, for example, is matched by tooth pitch and rail height, not just brand. We carry several common LiftMaster rail profiles on the truck, but we always confirm measurements against the existing gate before cutting or welding anything. For the decision between OEM and aftermarket, the rule is simple: if the part moves under load, like a drive rail or hinge, we recommend OEM or a machinist-grade equivalent. If it is a static bracket, a properly welded and primed fabrication done in our shop will typically outlast the original part, especially after we add gussets where the factory design cut corners.
Styles & brands we work with

Signs Your LiftMaster Welding & Fabrication Is Failing
- A visible crack at a weld joint near a hinge or post bracket. This is the most common failure we see in Houston, and it comes from years of gate weight pressing on a weld that was never gusseted. A hairline crack today becomes a sheared bracket within weeks.
- The gate sags on the latch side and scrapes the ground or the drive rail. Sag usually means a hinge weld has stretched or a hinge pin has wallowed out its hole. The operator keeps working, but the gate frame is losing its geometry, and the motor is now working against itself.
- A grinding or popping sound when the gate moves. That sound is steel on steel, and it typically points to a broken weld inside a rail or a bracket that has come loose and is dragging against the moving gate. Ignoring it turns a bracket job into a rail replacement.
- The gate stops mid-travel and the operator shows an obstruction error. LiftMaster operators sense obstruction by monitoring motor load. A cracked weld creates binding, which spikes the load, which trips the safety and stops the gate. The operator is not the problem; the steel is.
- Rust bleeding from a seam or joint. Houston humidity and Gulf moisture get into a weld seam and start working from the inside. By the time you see orange staining, the weld has already lost much of its cross-section. We see it constantly on gates within a few miles of the ship channel.
Replacement Cost & What’s Included
For Houston homeowners, expect these installed ranges: hinge bracket repair or replacement runs $340 to $650 per hinge depending on the gate weight and whether we reinforce the post. Slide gate drive rail replacement, including cutting and welding a new rail section, typically lands between $600 and $1,200 based on rail length and tooth style. Full gate frame straightening and re-welding after impact damage runs $900 to $1,400 on average. Every quote includes the steel, the weld consumables, grinding and prep, priming and paint, and the labor to get the gate moving correctly again.
The price we quote is the price you pay. It is written before any work starts. If the gate needs additional steel once we open up the repair, we stop and re-quote before proceeding, never after. Every fabrication job carries the written one-year guarantee, same as every other repair we do.

You can safely check the obvious: walk the gate line and look for visible cracks, sag, or rust staining. Mark a crack with a paint pen so you can see if it grows. What you should not do is attempt a structural weld yourself on a powered gate. The gate weighs hundreds of pounds, often more. A weld that fails under tension can drop the gate off its track or send a spring-loaded bracket loose. There is also the electrical side: LiftMaster operators carry line voltage, and welding near an energized operator without disconnecting and locking out the feed is genuinely dangerous.
If the gate is still moving but making noise, call us at (361) 320-7104 and describe what you are hearing. We will tell you over the phone whether it sounds like a bracket or a rail, and we will be honest about what it will take to fix.
How does Houston weather affect LiftMaster weld life?
Houston heat and humidity cut the life of unprotected welds roughly in half compared to drier climates. The combination of Gulf moisture, industrial air near the ship channel, and the thermal expansion and contraction from hot afternoons to cooler evenings works cracks open faster than in, say, Dallas or San Antonio. We prime and paint every weld we make, and on gates within a few miles of the coast, we recommend a marine-grade coating instead of standard paint. That is the difference between a weld that lasts eight years and one that fails in three.
FAQs
A properly gusseted, primed, and painted weld on a LiftMaster gate should last 8 to 12 years in Houston conditions before it needs attention again. The original factory welds on many gates give out far sooner, typically in the 5 to 7 year range, because they were never designed for the weight they actually carry or the local climate’s effect on the steel. The one-year written guarantee covers the full repair if anything we weld or fabricate fails inside that window, including a free second visit.
Yes, and in most cases a cracked bracket or hinge point is a repair job, not a replacement job. We grind out the crack, weld it, and add a gusset plate so the same failure point stops flexing. The exceptions are drive rails with worn or damaged teeth, and hinges where the pin hole has wallowed out beyond the point where a bushing will hold. On those, replacement is the honest fix. We will tell you which one you need before we order a part. As Lonnie puts it, “If I can’t tell you exactly what’s wrong before I order a part, I shouldn’t be charging you for the part.”
Most hinge and bracket repairs are done in a single visit, usually 2 to 3 hours from arrival to the gate cycling correctly. Drive rail replacements and full frame straightening take 4 to 6 hours on average. We arrive with the steel, the welder, and the coatings on the truck, so there is no second trip for materials on the common jobs. If we find something unusual once the repair is open, we stop and quote before proceeding, and you decide whether we continue that day or schedule a return.
Yes. We carry common LiftMaster rail profiles, hinge brackets, gate wheel assemblies, and the steel stock to build custom brackets on site. We also keep parts for Mighty Mule, Ghost Controls, and DoorKing systems in the truck for the same reason: when the gate is down, waiting on a parts delivery is not an option. If your gate needs a component we do not have, we will tell you the lead time and the exact price before ordering anything.
If your LiftMaster gate has a cracked weld, a sagging hinge, or a rail that is chewing itself apart, call us at (361) 320-7104. We answer the phone, we show up when we say we will, and the price is written before the weld ever sparks. Serving Houston and the surrounding areas.
