We stock and install LiftMaster-compatible access control systems across Houston, with typical installed pricing running $850 to $2,600 depending on the system scope, number of entry points, and whether you’re adding intercom, keypad, or remote-release hardware. Most single-entry keypad and receiver installs are completed same-day by our crew. The usual way owners find us is after a keypad goes dead, a receiver stops recognizing remotes, or a control board starts shorting after a Houston storm cycle. The part that fails first is rarely the lift motor itself; it’s the access hardware exposed to weather, insects, and voltage irregularities.
Carver Gate Repair Houston is an independent service provider, not affiliated with LiftMaster or Chamberlain Group. We work on their equipment because it’s the most common brand we encounter on Houston gates, and we keep the repair patterns well documented.
Which LiftMaster Models This Applies To
LiftMaster access control components fall into a few families that we service regularly: the 312HM and 811LM receiver modules, the LA400 and LA500 swing arm operators, the CSL24 and SL3000 slide operators, and the CAPXL and CAPXM access control panels. Each one has quirks. The LA400 controller, for example, accepts one receiver module slot, and older LA400 boards paired with newer 811LM receivers sometimes fail to communicate after a power cycle. We verify compatibility before ordering anything, because a wrong board revision can mean a second trip and a dead gate for another week.
If you’re identifying your part, check the silver label on the operator chassis or the inside of the control box. The model number is printed there. The receiver module will have its own label, usually starting with a three-digit series number. For access control panels, note whether you have a CAPXL (two-door control) or CAPXM (single-door) before calling any supplier. Houston’s humidity does particular damage to control boards inside unsealed enclosures; we see corrosion on terminal strips even when the box has never been flooded. We set every new board into a sealed, gasketed enclosure with a fresh desiccant pack. That one detail extends control board life by years here.
Styles & brands we work with

Signs Your LiftMaster Access Control Installation Is Failing
- Keypad accepts the code but the gate doesn’t move. The relay or low-voltage output on the access board has failed, or the receiver is no longer latching the signal to the operator. This is the single most common access control failure we replace in Houston.
- Remotes work intermittently, especially after rain. Moisture has penetrated the receiver or the antenna connection has corroded. In Houston’s humid air, we see antenna connections oxidize within two to three years on unprotected installs.
- The gate opens on its own or refuses to close. A failed loop detector or a short in the safety-edge circuit is sending false obstruction signals. Before assuming the operator is bad, we test the safety loop and edge wiring separately.
- Keypad display is blank or scrambled. A voltage irregularity has damaged the keypad’s controller. Houston afternoon lightning and utility flicker are hard on outdoor access hardware without a dedicated surge protector.
- You hear a relay click but no motor response. The relay is engaging, but the operator’s main control board isn’t receiving the command. This usually points to a worn board-level connection or a damaged terminal.
Replacement Cost & What’s Included
For standalone access control without replacing the operator, Houston pricing typically runs:
- Keypad replacement and programming: $275 to $450 installed
- Receiver module replacement: $185 to $320 installed
- Control board replacement (CAPXM or equivalent): $450 to $775 installed
- Full access control system with intercom or remote release: $1,200 to $2,600 installed
Every quote is written and agreed before any work starts. That price covers the part, the labor, the programming, and the system test. If we open a box and find something else wrong, we stop and show you before touching it. No number moves at the door. The work is covered by the Garrison Standard: a written guarantee on every repair, good for a full year. If the repair fails inside that year, we come back and fix it for free.
Parts and labor are listed separately on our invoices. If you’d like, we’ll show you our cost on the part so there’s no question about what you’re paying for. That’s the way Lonnie Burke has run this crew since he started working on Houston gates.

You can safely check two things yourself: whether the keypad has power at the terminal, and whether any wire nuts are visibly loose or corroded. Stop there. Access control boards carry low voltage, but the operator they’re wired into runs on 120V or 240V. Opening a live control cabinet without killing power at the breaker is how people get hurt. The other risk is misdiagnosis: a dead keypad can look identical to a board failure, and a board failure can look identical to a receiver failure. Ordering parts on a guess means paying return shipping and living with a dead gate for another week. Lonnie’s rule is simple: “If I can’t tell you exactly what’s wrong before I order a part, I shouldn’t be charging you for the part.” If you’d rather skip the trial and error, call us at (361) 320-7104 and we’ll diagnose it on site.
FAQs
In our experience, an unprotected control board in Houston lasts 4 to 7 years before corrosion or a voltage event takes it out. In a sealed enclosure with surge protection, we’ve seen the same boards run 10-plus years without issue. The environment matters more than the brand.
Rarely. Corroded terminal strips can sometimes be cleaned and re-soldered, but most board failures involve surface-mount components that aren’t serviceable in the field. We’ll tell you honestly if repair is viable when we see it. Call (361) 320-7104 and we’ll assess it on site.
Most keypad, receiver, and single-board replacements take 90 minutes to two hours on site. Full system installs with intercom or multiple entry points usually take a half day to a full day.
We keep receivers, keypads, loop detectors, and the most common LiftMaster control boards on our trucks. We also stock compatible parts for Mighty Mule, Ghost Controls, and DoorKing systems. If your exact board revision isn’t on the truck, we’ll have it from our Houston supplier within one business day in most cases.
