LiftMaster Gate Motor Replacement: The Houston Owner’s Guide

We stock and install replacement motors for most LiftMaster gate operators, with typical installed pricing in Houston running $850 to $1,700 depending on the operator model and what the swap involves. Most replacements are completed the same day if the correct motor is on the truck. You usually discover the motor has failed when the gate stops responding entirely, or when it moves a few inches and reverses, or when the operator hums without moving the gate at all. This page covers exactly what we replace, what it costs in Houston, and how to know whether you actually need a new motor or just a failing part that costs less.

Which LiftMaster Models This Applies To

LiftMaster builds gate operators across a wide range, and the replacement motor is not one universal part. The LA400, LA412, and LA500 swing operators use different motor assemblies than the SL3000 or SL585 slide operators. Even within the LA400 line, early production units used a different motor mounting plate than later revisions, so the year of manufacture matters when we pull the part number.

We identify the correct motor two ways. First, we read the model and serial label directly off the operator chassis, usually on the side or underside of the control box. Second, we match the motor’s mounting bolt pattern and shaft dimensions against the operator. LiftMaster’s OEM motors are the safest choice for long-term reliability, but quality aftermarket equivalents exist for several LA-series units at roughly 20 to 30 percent less. We will tell you honestly whether the aftermarket option makes sense for your specific operator, because on some models it does not.

Signs Your LiftMaster Gate Motor Replacement Is Failing

  • Humming without movement. The capacitor is usually the first suspect here, not the motor. But if the capacitor tests good and the shaft will not turn by hand with power disconnected, the motor windings have shorted and the motor needs replacement.
  • Gate moves two feet, then reverses. This is often the limit switch or the force setting, which are cheaper fixes than a motor. We check those first. If the motor pulls excessive amps under light load, the windings are breaking down.
  • Intermittent operation that tracks the weather. Houston heat and humidity accelerate insulation breakdown on older motor windings. A motor that fails on hot afternoons but works in the morning is often on its way out.
  • Burning smell from the operator housing. That odor is insulation cooking inside the windings. It does not fix itself, and running it longer ruins the control board too.
  • Gate moves slower than it did six months ago. Slowing under normal load can point to a failing motor or a drive train problem. Either way, it is a diagnostic call, not a waiting game.

Replacement Cost & What’s Included

For most residential and light-commercial LiftMaster operators in the Houston area, the installed motor replacement runs between $850 and $1,700. The spread comes from the operator type: LA400 swing motors typically land on the lower end, while SL3000 slide operators with gearbox integration run higher because the labor involves more disassembly.

Here is how the pricing breaks down for typical Houston jobs:

  • Replacement motor part (OEM): $400 to $900 depending on model
  • Labor, including removal and reinstallation: $250 to $450
  • Drive gear or coupler replacement (if worn): $80 to $220
  • Capacitor, limit switch, or minor electrical parts: $30 to $120
  • Full-system test and force-setting recalibration: included

You get a written price before any work starts, and the number does not move. The repair is covered by our written guarantee for a full year from the date of service. If the replacement motor fails inside that year, the second visit and the corrective work are free.

DIY or Call Us?

You can safely check a few things yourself. Confirm the breaker feeding the operator is not tripped. Check that the battery backup, if installed, has not swollen or leaked. Watch whether the operator is making any noise at all when you trigger it. Those observations help us diagnose faster over the phone.

Swapping the motor is not a homeowner job on LiftMaster equipment. These operators run on 120V or 240V AC, the capacitor holds a charge even with power disconnected, and the motor shaft couples to a gear train that can bind if the replacement is seated wrong. We field calls from Houston owners every month who started a motor swap and ended up with a stripped gear or a tripped breaker and a half-disassembled operator. If you want the job done in one visit with a part matched to your model, call (361) 320-7104. We will tell you what the repair requires and what it costs in writing before anything gets touched.
