We install, repair, and replace LiftMaster gate systems across Houston as an independent LiftMaster service provider. Most residential installations run one to two days once we have your gate measurements and the operator on hand. You get a written price before any work starts, so the number doesn’t move once we’re on site.
This page is written for Houston homeowners who already own or are planning to own a LiftMaster gate system, and who need someone who actually knows how these units behave in our climate. If you have a LiftMaster operator that’s failed, an install that was never done right, or a new gate going in from scratch, call us at (361) 320-7104. A live person answers.
How LiftMaster Products Fail – and How We Fix Them
LiftMaster makes solid equipment, but we see the same failure patterns across Houston neighborhoods over and over. Here are the ones that matter most for gate installation work:
- LA500 swing operator limit switch drift. The LA500 and LA500UL are popular on Houston residential swing gates. What we see after two or three years, especially on unstabilized soil in areas like Katy or Cypress, is the limit switch drifting out of calibration because the gate post has settled slightly. The operator thinks the gate is fully closed when it’s actually an inch or two short. We fix this by re-setting the limits and, where the post has moved, shimming or resetting the post before the operator goes back on. Ordering a new board won’t fix a settled post.
- SL3000UL slide gate chain tension loss. On double slide gates in the Energy Corridor and West Houston, the SL3000 series runs a chain that stretches over time. The symptom is a jerky start and a gate that stalls partway. LiftMaster’s rack-and-pinion setup tolerates some stretch, but neglected tension will eventually chew the chain and the sprocket. We tension the chain at install and check it on service calls. If the chain is beyond adjustment, we replace the chain and sprocket as a pair, never just one.
- MyQ and 828LM receiver interference in dense neighborhoods. Houston has more RF noise than most people realize – cell towers, power lines, and a lot of garage door openers in tight subdivisions. The 828LM receiver gets swamped and the gate stops responding from the house remote. Before we replace any board, we check antenna placement and move the receiver off the same frequency as nearby garage openers where we can. On installs, we position the receiver away from metal enclosures and test range from the street before we call the job done.
- Cabinet-mounted operators (CSL24V and CSW24V) taking on humidity. LiftMaster’s commercial-grade CSL24V slide and CSW24V swing units come in a weather-rated steel cabinet, but Houston’s humidity finds its way in through the bottom knockouts if they aren’t sealed. We open these on service calls and find condensation, corrosion on terminals, and occasionally a fried board. We seal every knockout and add a corrosion-inhibiting pack inside the cabinet on installs along the ship channel corridor and anywhere within a few miles of the bay.
- Aftermarket photo eyes that don’t play well with LiftMaster boards. A surprising number of failed installs in Houston involve photo eyes that were never compatible with the LiftMaster board they’re wired to. The seller saved a few dollars and the homeowner got stuck with a gate that beeps and refuses to close. We use OEM LiftMaster photo eyes on LiftMaster installs unless the homeowner specifically approves a tested aftermarket alternative. On service calls, we check the eye part number against the board before we do anything else.

Our LiftMaster Gate Installation Process
- 1
Call and site visit. You call us, a live person answers, and we schedule a time. On the site visit we measure the gate, check the column or post condition, and look at the power run. That visit gives us what we need to write a real price.
- 2
Written price before any work starts. You get a line-item quote. Materials, labor, and the operator all spelled out. That number doesn’t change unless you change the scope, and you’ll know about any change before we proceed.
- 3
Parts decision, made with you. For LiftMaster jobs we default to OEM operators and OEM photo eyes. Where a quality aftermarket part makes more sense – a loop detector wire, a bracket – we’ll tell you and give you the choice in writing. As Lonnie Burke puts it, “If I can’t tell you exactly what’s wrong before I order a part, I shouldn’t be charging you for the part.”
- 4
Installation and cleanup. Our technicians arrive background-checked and in uniform, and they know LiftMaster equipment well enough to install it without reading the manual cover to cover. The gate gets set, the operator wired, the limits tuned, and the safety edges and photo eyes tested.
- 5
Full operational test. We cycle the gate multiple times, test the obstruction detection, check the battery backup if you have one, and walk you through the remote programming.
- 6
Written guarantee and gone. Every repair carries our 365-Day Done Right Promise in writing. If something we touched fails within a year, we come back at no charge. The site is left clean and the gate works before we leave.

AfterWhat LiftMaster Gate Installation Costs in Houston
For a typical single swing gate with a LiftMaster LA500 operator, Houston homeowners should expect to pay between $1,800 and $3,200 installed. A slide gate with an SL3000 series operator runs $2,500 to $4,500 depending on gate weight and power availability. Double swing gates, the kind common on wider drives in Memorial and Bellaire, typically land between $3,000 and $5,500. These ranges assume standard AC or DC operators, OEM photo eyes, and a straightforward power run to the gate.
The big cost movers are gate weight and length, distance from your electrical panel, whether you need a loop detector cut into the driveway, and whether the posts or columns need structural work before the operator goes on. We’ll walk you through all of that during the estimate. Call (361) 320-7104 and we’ll come out, measure, and hand you a written price.
Why Houston Homeowners Call Carver Gate Repair Houston for LiftMaster Work
We work exclusively on gates and gate motors. That’s the whole business. LiftMaster is one of the nine operator brands our technicians know well – along with Mighty Mule, Ghost Controls, DoorKing, and others – so when a homeowner calls us with a LiftMaster install, we’re not figuring out the equipment for the first time.
Every job runs on the Garrison Standard. Written price before work starts. Background-checked, uniformed technicians on site. A written guarantee on every repair, good for a full year. If the job fails inside that year, the second visit is free. And the phone is answered by a live person 24 hours a day, seven days a week. No voicemail box. No call-back queue.
FAQs
Does installing a LiftMaster gate operator void the LiftMaster manufacturer warranty? As an independent LiftMaster service provider, we can’t extend or modify LiftMaster’s warranty, but a proper install by a qualified technician using OEM parts generally keeps your manufacturer coverage intact. We only install to factory specifications and document everything so you have a clear record.
How fast can you install a LiftMaster gate in Houston? On most residential jobs we can be out for a site visit within a couple of days, and installation typically runs one to two days once the equipment is on hand and the site is ready. We don’t rush a gate install, and we don’t schedule one until the written price is agreed.
Do you use genuine LiftMaster parts or aftermarket? We default to OEM LiftMaster operators, boards, and photo eyes. Where a quality aftermarket component makes as much or more sense than the OEM equivalent – loop detector wire, certain brackets – we’ll name it, price it, and let you decide before anything is ordered.
Can you outfit an existing gate with LiftMaster when the old operator is a different brand? Yes. We regularly replace failed FAAC, BFT, Viking, and other operators with LiftMaster equipment. The gate itself usually stays. We match the operator to the gate’s weight, length, and duty cycle so the new unit isn’t undersized or oversized.
How much does LiftMaster gate operator replacement cost in Houston? A like-for-like operator swap on an existing gate, with labor, typically runs $1,400 to $2,800 in Houston depending on the model and what wiring and safety devices need to come along. Call (361) 320-7104 for a specific written price on your gate – the estimate is free.
